Home Inspection

As a home buyer, the home inspection is your last chance to uncover defects with the house — and potentially get the seller to pay for them — before sealing the deal.

Additionally, if a professional home inspection reveals serious problems with a property, potential buyers can back out of the home purchase or renegotiate the sale price, provided they have a home inspection contingency in their purchase agreement.

An inspection contingency is a common provision in a home purchase contract that gives buyers an opportunity to identify any serious issues before closing on a property.

As a seller, on the other hand, you want to know what the inspector will look for so you can be prepared for their visit and help everything go as smoothly as possible.


Don’t be concerned with the number of defects listed on your report — many will be so minor you won’t bother fixing them.

Instead, pay attention to the severity of the home’s issues. Some problems can be deal-breakers.

If serious problems arise, talk to your home inspector and real estate agent about your best ways forward.

Pest Inspection

A pest inspection usually takes place around the same time as a home inspection or appraisal. In fact, one of the instances it might be required is when an appraiser/ home inspector observes signs of a potential pest problem. However, as a homeowner, you can have a pest inspection done whenever you’re worried you might have an issue.


Typically, pest inspection and mitigation services are provided by the same types of companies that do extermination. If you suspect a problem and you can visually see where it’s coming from, it may be possible to do some DIY inspection and mitigation. However, this is something that’s often best left to pros. If required to get an inspection for your mortgage, a professional will be required.


A trained pest inspector will look through the interior and exterior of your home for all manner of critters that could be a hazard. Depending on the region you live in, these include but aren’t limited to the following:

  • Subterranean and aboveground termites

  • Bedbugs

  • Cockroaches

  • Bees and other stinging insects

  • Carpenter ants

  • Various kinds of rodents

  • Spiders

  • Snakes

  • Scorpions

Roof Inspection

Roofing inspections are often carried out by paid contractors or home insurance companies. Some inspections are more in depth than others, but all of them are meant to detect issues with your home, such as missing shingles, leaks, mold and mildew, or water damage. An inspector will also go into your attic if you have one to check for moisture, insulation and ventilation issues.

Pool Inspections

A pool inspection determines the current condition of all accessible pool components: pool liners, safety fence and pool equipment.


We perform a visual and operational inspection of the pool and equipment. After our inspection is completed, we provide a report with repair recommendations and referrals to capable companies.

An average inspection takes about an hour and the fee is due upon completion and submission of the final report.

We do not make any repairs nor do we perform any pressure testing of plumbing lines as part of an inspection. If there is reason to suspect underground lines are leaking, we will make the recommendation to perform any necessary pressure testing.

Sewer lateral

A sewer lateral is the pipe connecting a home or business’ plumbing to the city’s sanitary sewer system. These pipes typically run underneath the house or business’ property before connecting with a larger pipe, called a sewer main, under the street or other nearby area.


Wastewater from the home or business combines with waste from neighboring properties and travels through the main to eventually reach a wastewater treatment facility.

Because sewer laterals are owned by the property owner and some uncertainty exists surrounding who enforces maintenance, these pipes are oftentimes neglected, which can lead to serious complications
